Melwood Facilities’ approved contractors provide fire safety documents for all businesses, work facilities and properties. Although fire safety documents are not a legal requirement across all business types and property types, they do provide management arrangements to ensure the structure is fit for the end user of the premises or those utilising the facility.

What is a Fire Safety Document?

A complex and comprehensive document which is specifically created for a property or building, reviewing all aspects of existing fire safety features such as construction, compartmentation, evacuation routes and other safety measures, a fire safety document is an approved document used to fulfil the requirement of Building Regulations for residential and commercial properties.

However, fire safety documents are not necessarily a legal requirement or are lawfully enforced. For contemporary properties erected, extended or have experienced a material change of use, the Building Regulations (Regulation 38) stipulates that it is a requirement for a package of fire safety information to be assembled and provided the appropriate person.

Once a fire safety document is in place, it should be maintained with regular assessments to unequivocally reflect the fire safety measures in place.

What does a Fire Safety Document Include?

Premises Description and Existing Fire Hazards

Melwood Facilities will provide a highly detailed description of the property and assess existing fire risks. This includes analysing any potential fire hazards and any present means of warning. It will ascertain whether it is necessary for the premises to be connected to an alarm receiving centre to ensure the earliest possible arrival of fire and rescue services.

Internal Fire Spread

A Melwood Facilities Fire Safety Document will assess internal fire compartmentation and determine the level of internal protection required along evacuation routes to ensure safe escape routes and fire separation. This includes evacuation routes, fire doors, treatment of service penetrations and joints in construction.

The document will also specify any information or changes required to ensure the property meets the fire objectives specified by Building Regulations. It will ultimately ascertain whether existing fire compartmentation is up to scratch, and whether additional linings are required to ensure internal flame spread is minimised.

External Fire Spread

Melwood Facilities will conduct a thorough assessment of external fire spread scenarios at the premises. This includes assessing any potential and the extent of further damages should fire spread externally. An external fire can cause damages via break out, across roofs, via cladding or similar materials used externally or heat transfer to nearby structures.

Fire Preventative Measures

Our approved contractors will conduct a scrupulous assessment of all present fire safety measures, including and not limited to alarm systems, alarm receiving controls, sprinkler and fire suppression systems, smoke control and ventilation systems.

Fire Drills & Evacuation

A fire safety document will provide Fire marshals and responsible personnel with a detailed plan and checklist for fire drills and provide an array of evacuation routes which can be utilised in the event of a fire. Taking the specific topology and property into account, Melwood Facilities’ approved contractors will create a thorough plan for escaping your building should a fire occur in the fire safety document.

Existing Fire Safety Training

The fire safety document will specify the existing level of fire safety training present among workforces and/or responsible personnel. This will include fire extinguisher training, fire marshal training, and fire awareness training.
